Q-1: Where is the project located?
Kai Ani Village is located in South Maui, on a 6.4 acre parcel adjacent to South Kihei Road and Lipoa Street in Kihei, only one block away from the beach and within walking distance of schools, churches, banks, restaurants, doctors offices, grocery stores, the post office, and various other stores and shops.

Q-2: What are the contract terms?
There is a $10,000 fully-refundable deposit due upon signing a purchase agreement.  All new development contracts in the State of Hawaii require a 30 day right of rescission.  After 30 days the right of rescission will end and the deposit must be increased to an amount equal to 10% of the total purchase price of the property and becomes non-refundable.

Q-3: What are the condo sizes, square footages?
The condos are 2 and 3 bedrooms, and range in size from 886 to 1,901 interior square feet.

Q-4: When will construction begin?
Construction began in June of 2008.

Q-5: What is the expected completion date?
Within 18 months from the beginning of construction on the building.

Q-6: What is a live/work unit?
These are mixed use units that have approximately 500 square feet of commercial space fronting a highly visible location, and also include two additional levels of residential living area above the commercial space, resulting in a 3 story mixed use unit. 

Q-7: Which units have garages?
All of the live/work units have attached two-car garages, and all of the 3 bedroom and 2 bedroom plus loft units have a single-car garage.  Two-thirds of the residential units have a single car garage and they are usually the larger floor plans in the building, although even the smallest floor plans may include a garage.

Q-8: Is there additional parking?
Yes,  each unit in Kai Ani Village will have two designated parking areas, including the garage, if applicable. In addition to these two designated parking areas there are more than 40 visitor or guest parking stalls available.

Q-9: What is the zoning?
Kai Ani Village has dual zoning that allows for mixed use.  It is zoned both B-2 and R-3.

Q-10: How many floor plans are there?
There are 7 different floor plans.  There are 4 residential floor plans and 3 live/work floor plans.

Q-11: How many levels in each building?
There are 3 levels in the live/work buildings, and two levels in the residential buildings, except for plan 3.  Plans 1, 2, & 4 are single story, while Plan 3 is two stories (located on the 2nd floor with a loft above giving the unit a third story view) Plans 5, 6 and 7 are live/work units and are three stories.

No, however the developer is providing some funds to support affordable housing on Maui.

Q-18: Can these units be rented?
Yes, but only for a period of six months or longer.  Vacation rentals are not allowed under Kai Ani Village’s residential zoning classification.

Q-20: Can I read the condo documents?
read All of the state required condominium documents are available to our Buyers online. Please contact your sales person.

Q-21: Are there restrictions on the types of businesses are allowed in the live/work units?
Yes, and they are outlined on pages 11 to 13 of the Declaration, which can be downloaded from the website as referenced above.

Q-22: Are pets allowed?
Yes, one pet is allowed, except for birds and fish.  Two birds are allowed and there is no limit to the number of fish.

Q-23: How many units are there in total?
99 units, 20 of them are live/work and 79 are residential only.

Q-24: What are the amenities offered?
There is a heated, saline, infinity edged swimming pool, a spa, covered pool gazebos, a spacious poolside barbecue area, and dedicated open space that features a hammock garden.

Q-25: What are the Home Owners Association fees?
At the time of the inception of the project, the Developer has calculated an approximate $.269/sq.ft. for any type of unit.

-common area maintenance & landscaping
-exterior building maintenance
-common area utilities trash collection

Q-27: Will there be an on-site Manager?
There will be a separate management company for the Association but they will not be on-site.

Q-28: How much are the real estate property taxes on Maui?
For 2009, Maui County property taxes for resident home owners are $2.00 per thousand dollars of assessed value, and $4.85 for 2nd home or long term rentals. Live-work units are taxed as commercial property at a rate of $6.25 per thousand dollars of assessed value. Taxes are re-assessed every year.

Q-29: Can I make changes to the floor plan prior to the construction?
Possibly, if there is adequate notice provided to the builder and all of the additional costs are agreed upon and paid in advance then specific requests and/or changes will be considered. There are also options and upgrades available.

Q-30: Do the units come furnished?
There are turn-key furniture packages available for purchase on any unit.
